Job Title: Commercial Roofing Estimator
Location: Fort Worth, TX
Job Overview: Our client is looking for an experienced Commercial Roofing Estimator to join their growing team. This position will play a key role in evaluating commercial roofing projects, creating accurate cost estimates, and helping drive the growth of the company by delivering competitive bids. The ideal candidate will have a deep understanding of roofing systems, strong attention to detail, and the ability to manage complex estimating tasks. You will be responsible for assessing project specifications, evaluating site conditions, preparing bids, and working with both clients and the internal team to ensure project success.
1. Estimation & Bidding:
- Review project plans, specifications, and blueprints to ensure accurate interpretation of project requirements.
- Prepare detailed cost estimates for roofing projects, including labor, material, equipment, and other project-related costs.
- Estimate quantities and material requirements based on plans, specifications, and scope of work.
- Calculate overhead costs, insurance, warranties, and any other relevant costs.
- Work with roofing material suppliers to obtain competitive pricing and ensure timely delivery of materials.
- Create comprehensive, clear, and competitive proposals to submit to clients by the given deadlines.
2. Site Evaluations & Condition Assessment:
- Conduct on-site inspections of commercial buildings to evaluate existing roof conditions and assess the scope of the project.
- Analyze roofing systems and identify potential challenges such as structural issues, existing damage, or safety concerns.
- Provide clients with recommendations for roof repairs, replacement options, and maintenance based on condition assessments.
3. Client & Project Communication:
- Collaborate with clients to understand their specific needs, budget constraints, and project expectations.
- Present detailed proposals and explanations of cost breakdowns to clients in meetings, ensuring clarity in the scope of work.
4. Supplier & Subcontractor Coordination:
- Maintain strong relationships with roofing material suppliers and subcontractors to ensure competitive pricing and reliable service.
- Coordinate with suppliers to verify product availability, delivery timelines, and quality control.
- Obtain multiple bids from subcontractors for various job functions such as labor, safety equipment, and specialized services.
- Negotiate with subcontractors and suppliers to secure the best possible prices while maintaining quality standards.
5. Documentation & Reporting:
- Prepare and maintain detailed project files, including scope of work, contracts, bid documents, change orders, and relevant communications.
- Update project status reports and track all estimates to ensure timely submission and follow-up.
- Use estimating software and project management systems to track project milestones, costs, and other key metrics.
- Generate cost analysis reports to help leadership understand cost trends and bidding accuracy.
6. Quality Control & Compliance:
- Ensure all estimates and project work comply with local building codes, regulations, and safety standards.
- Stay up-to-date on new materials, roofing systems, and technologies to incorporate into estimates and project designs.
- Provide risk assessments for roofing projects and advise on ways to mitigate common issues such as water infiltration, structural problems, or climate-related challenges.
7. Post-Bid & Project Support:
- Assist project managers in reviewing bids and project budgets during the contract phase.
- Support the project team through project execution, providing updated cost estimates if scope or materials change.
- Monitor and track project costs, ensuring the final invoice aligns with the initial estimate.
- Participate in post-project reviews to refine estimating methods and improve future proposals.
Education & Experience:
- High school diploma required; Bachelor's degree in Construction Management, Engineering, or related field preferred.
- Minimum of 4 years of experience in commercial roofing or construction estimating.
- Proven experience with roofing systems such as TPO, EPDM, modified bitumen, built-up roofing (BUR), and shingle applications.
- Familiarity with roofing-specific estimating software (e.g., AccuLynx, ProEst, or similar) and Microsoft Office Suite (Excel, Word, etc.).
Technical & Soft Skills:
- Strong knowledge of commercial roofing materials, systems, and installation practices.
- Proficient in interpreting architectural plans and technical drawings.
- Solid understanding of local building codes, regulations, and industry standards.
- Strong attention to detail with excellent analytical and problem-solving skills.
- Ability to work independently while managing multiple projects.
- Strong communication skills with the ability to negotiate and present proposals effectively.
Physical Requirements:
- Ability to conduct site inspections in various weather conditions, including climbing ladders or scaffolding if necessary.
Pay and Benefits:
- Salary 90k - 100k + bonus in the range of $40k to $80k paid quarterly
